Pittsfield deed filings show mostly undisclosed prices; two sales set July's known range

Middlesex Berkshire Registry of Deeds records show 12 Pittsfield property transfers recorded July 17 through Aug. 15, 2026, but only two disclosed a sale price: $299,000 and $400,000, for a median of $349,500. The top disclosed sale was a five-unit condominium building at 55 Pomeroy Ave., which sold for $400,000 from McGowan Pomeroy Properties LLC to Greylock Federal Credit Union. Other recordings included multiple filings tied to the same addresses on Churchill Crest and Oswald Avenue, two transfers to the City of Pittsfield, and a trust-to-individual transfer on Caratina Avenue. With price data disclosed in only two of 12 filings, market tone cannot be characterized from this data set.
